Step 1: Pre-Design Consultation

We start with a conversation about your goals, vision, and project scope. It’s also a chance to understand how you like to work and communicate. Since we’ll be collaborating closely, making sure we’re aligned from the beginning sets the foundation for a smooth project.

Step 2: Concept Design

After defining project parameters, guided by function, we develop initial design criteria.

Step 3: Design Development

Once the preliminary design is accepted and the Design-Build Agreement is in place, we move into the design phase. Depending on the project, this may include civil and/or topographic mapping, structural modeling, architectural drawings, electrical plans, plumbing and HVAC layouts, and 3D modeling to help you visualize the finished result.

Step 4: Construction Documents & Permitting

We translate the approved design into detailed construction documents—coordinating architectural, structural, and building systems into a clear, build-ready set of drawings. These documents are submitted for permitting, and we work directly with the city to address comments and revisions until approvals are secured and the project is ready to move forward.
